Cash Offer Marketplace
Cash offer questions, answered
Real questions sellers have asked me, and my answers.
What will this cost me, and what do I walk away with?
You owe $0 unless you’re at the closing table, closing on the sell of the property
I provide a net sheet for every offer received via the program. Our (representation) fees do not change 3% + 595 admin fee so that would be exactly the same on every net sheet unless the investor is unrepresented.
If the buyer has no agent, the agreement adds 1%.
I would be doing the work of two agents to make sure you get across the finish line and you are not required to accept any offer from an unrepresented buyer.
Does this put my home on the market or lock me in?
Cash offer marketplace is separate from being publicly listed and the agreement you have only allows off market cash offer marketplace.
You have to agree separately for the traditional public on-market sale which you’d make a decision on after the initial cash offer program is over. With an entirely new agreement.
I’d come spend 15minutes to take pictures at a time that works best for you.
(No cleaning or decluttering or anything like that needed)
You give me permission to solicit offers for the 7 days and if all the offers come back terrible, you have no obligation to accept one.
What price should I expect?
I do not guarantee or guess at offer prices. Since the service is completely free (although it cost me) and you have no obligation to accept an offer, there is no upfront expectation given on offers.
I don't do any minimums. I don't tell them what your baseline is. They have to give us an offer that they're willing to put their word by. And if it's too low, I'll go back and counter.
I believe that it is better for you the homeowner to have actual data (offers) from people who are actually willing to put that money in your account right now vs automated algorithms.
How does this work?
- I come by for 15min and take pictures. No cleaning or decluttering needed at all.
- You give me the legal permission needed to solicit offers by signing our 7 day agreement that auto expires.
- I send you every offer I'm able to source for you.
- You pick the offer you like and the closing date.
If you don't like any of them, you say no. There is zero obligation for you to move forward with an offer.
My home visit is the only one unless you move forward with an offer. No open houses, no showings.
My home is rented. Does that matter?
For Tenant occupied properties I just need to know:
- Lease Term (are they month to month, if not when is the end)
- Lease Amount
- 30 day notice or 60 day notice for renewal
What about my home's condition?
Because this is a completely off market program, you do not need to declutter or clean or do any repairs to the property.
What happens after I pick an offer?
Once you execute a contract that works for you, the process is exactly like an on market sale.
- The buyer typically has 7 days to schedule their inspection of the home and negotiate any terms of the contract (option period)
- The buyer will deliver earnest and option money
- Once option period is over and title clears, we go to closing and you get paid
Why do I have to sign, and what's in the agreement?
I'm legally not allowed to solicit offers on your behalf without a written legal agreement (Seller representation agreement) and as a son of an attorney, I wouldn't be able to go home for the holidays if I broke TREC law.
Who are these buyers?
My contacts from my days as the Institutional Buyers Agent at Opendoor helping the biggest hedgefunds in the world buy investment properties + connections i've made along this almost decade and a half career meeting smaller mom and pop investors
